Location

This 1.3 Ha property enjoys a very sunny, private and peaceful location in the beautiful Langhe region, south of the truffle capital Alba and its famous neighbour Barolo in the province of Cuneo. It is set on a ridge at 480 m altitude, with beautiful views towards the Swiss Alps in the North and the French Alps to the West. From the main road the property is approached by a private 400m lane that leads to the property. The nearby historic towns Dogliani and Mondovi offer excellent shopping facilities, banks, restaurants, bars and enotecas, and the new shopping outlet village Mondovicino can be reached by car in 15 minutes. Distance to the motorway: 10 minutes. The international airports of Milan, Turin and Genoa are a one to two hour drive away.

The Vineyard

The property includes a well-maintained Dolcetto d'Dogliani DOC vineyard of about 3000 m². Subject to negotiation, agreement can be reached with a neighbouring wine-producer to continue to maintain the vineyard should the new owner wish to sub-contract this activity. The property also includes meadows, some woodland and a fruit orchard.

House

The south-facing stone-built farmhouse is about 200 years old and enjoys a very open and sunny position with lots of privacy. A gate leads from the lane into the very spacious courtyard in front of the house.

The antique building has features typical of a South Piedmontese cascina (farmhouse): it was renovated and extended in 2000 by the current owner in a manner consistent with its antique architecture and style. Beamed ceilings and open fireplaces can be found throughout the house; all windows and doors are made-to-measure and double-glazed; the roof has been fully renovated and insulated, and is covered with antique coppi (traditional pantiles). Excellent craftsmanship, the use of high quality, organic, non-toxic building materials, and the use of contemporary architectural techniques combine to give the house a unique character. The house has an underfloor heating system, and solar panels are used for water heating.

Ground Floor

A door leads from the very spacious portico on the south side of the house into a reception room with an open fireplace and French doors that lead to a terrace behind the house. To the left is a very spacious live-in kitchen with 2 doors which both open onto the portico. The kitchen is fully-furnished and includes granite worktops, an oven, a hob and a dishwasher. Also on the ground floor are a guest bathroom and a laundry room.

First Floor

Stairs lead from the ground floor to a very large master bedroom with an en-suite bathroom and 2 balconies - a long one that extends along the south side of the house, and a small one one to the west. This very light and airy bedroom enjoys beautiful views. Also on the first floor are two further spacious bedrooms, each with an en-suite bathroom and access to the southern balcony.

Guest Accommodation - Ground Floor

There are 3 guest apartments with independent entrances off the portico. Each apartment has a generously-sized living room, a small kitchen area and a bathroom on the ground floor. Two of the units have French doors leading onto a private terrace behind the house, while the third has a private patio area on the east side of the building. All three guest apartments enjoy fantastic views over the Langhe wine hills.

Guest Accommodation - First Floor

Each of the three apartments has internal stairs leading to a spacious bedroom on the first floor. Two of the apartments have access to the long balcony that extends along the south side of the house.

Courtyard & Grounds

A gate leads from the driveway to the very spacious courtyard on the south side of the house. Next to the entrance is a parking area for several cars, and the area in front of the house is partly covered with grass and partly with gravel. There is plenty of space to build a swimming pool and to create a garden. The sloping grounds around the house include the vineyard, a meadow and some woodland. Subject to permission, further vines could be planted. The solar panels for water heating are on the south-west facing slope below the house.

Our personal opinion: a beautiful, well-restored country home in a magnificent location, with a vineyard that enhances its excellent rental potential.
