Located near the ridge of a hill, with incredible views over the rolling hills of the Langhe region towards the Ligurian mountains in the South and the French Alps in the West, this property enjoys a very sunny south-westerly aspect. At an altitude of 560 meters, it enjoys a pleasant climate throughout the year. The 9 Hectare (22.5 acre) property is only a short distance from the attractive, historic town of Dogliani, which can be reached by car in 10 minutes. Dogliani offers very good shops, restaurants, bars, banks, schools and medical facilities: it is also an ideal starting point for an exploration of the beautiful Langhe wine region with its famous towns and villages including Alba, Barolo, Barbaresco, Neive, Monforte d'Alba and many more.

The nearest motorway can be reached by car within 15 minutes, and the international airports of Turin, Genoa and Milan are about a one to two hour's drive away.

Vineyard & Grounds

The property includes a ca. 6000 m² well-maintained Dolcetto d'Alba / Barbera vineyard that is currently looked after by a local farmer. The owner has some wine made by a local wine-maker for private consumption.

The property also includes the two main buildings, an outbuilding, a garage, and a landscaped garden with a swimming pool and terrace, as well as meadows and woodland.

The Buildings

The property was once a farm: the smaller of the two south-facing buildings was the farmhouse, and the larger one was the agricultural annexe. The two buildings are of solid stone construction, and are connected by a wall into which is set a large access gate. The property was thoughtfully renovated and adapted by the current owners between 1998 and 2001: wherever possible the original antique elements - such as the traditional Piedmontese vaulted ceilings - were preserved, with results that are both impressive and charming.

The renovation included all electrics and plumbing to the most modern standards. The central heating system has two boilers: one is oil-fired, with a 8000 L tank, while the other burns wood. Hot water is provided by 12 m² solar cells, and is stored in an insulated water tank with a capacity of 3000 L. All the bedrooms are fitted with radiators and thermostats, and the residential part of the house is fitted with underfloor heating. All the windows are double glazed, and additional insulation has been added to the walls and foundations of the former agricultural building.

House 1

About 300 years old, this building is constructed in the traditional style of a Piedmontese vineyard farmhouse, a so-called Cascina. The long balcony, accessable from all rooms and offering fantastic views over the rolling hills of the Langhe, is typical for the area. The total floor space of the building is about 208 m².

Ground Floor

The Ground Floor has three double bedrooms, each with an ensuite bathroom. Two of the rooms feature a beautiful, antique vaulted brick ceiling and terracotta floors. All three rooms have access onto a south-facing terrace.

First Floor

Stairs lead from the entrance area on the ground floor to the accommodation on the first floor. To the left of the landing is a spacious self-catering apartment, and to the right a further double bedroom with an ensuite bathroom and a balcony.

The self-catering apartment includes a double bedroom, a bathroom with WC, a separate WC, and a spacious living room with a kitchen and dining area. The kitchen is well-equipped with a cooker, oven, fridge, Miele dish washer and granite work tops. The apartment has access onto the first-floor balcony and sleeps 4.

Wine Cellar

On the lower ground floor, and accessible via stairs from the outside, are an attractive wine cellar and 4 storage rooms.

House 2

The former L-shaped agricultural building is of traditional stone/brick construction and has a total floor area of about 370 m².

Ground Floor

A door leads from the entrance hall to a very spacious reception room, which is used as a breakfast/dining room for the guests. This room has lots of light, a beautiful antique vaulted ceiling and doors which are leading onto the south-facing terrace which is furnished with tables and chairs and where during the summer breakfasts are served. Further on the ground-floor there are a second spacious reception room with an open fire place, a guest WC, a office and a very well-equipped kitchen including a Miele dishwasher, built-in Microwave, cooker and oven, fridge/freezer and granite worktops.

First Floor

Stairs lead from the second reception room to a further apartment that comprises a living room with a kitchen area, a double bedroom and a bathroom with a shower and WC. Also on the first floor are another guest room with an ensuite bathroom, a living room and a sauna, as well as part of the private accommodation - a double bedroom with a bathroom and a dressing room.


This small unrenovated building has an area of 30 m² over two floors - it used for the storage of wood, etc. On the roof it has solar panels that produce hot water.


The double garage, built in 2005, has a remote-controlled door.

Services: Electricity, oil and wood heating, mains water, 2 wells for irrigation. Each building has a septic tank for waste water. 2 satellite systems, telephone and ADSL connection.

Grounds, Garden & Pool

An 800 meter tarmac-surfaced road leads from the public road into a car parking area in front of the house that has space for several vehicles. A large door, set in the wall that connects the two buildings, leads from the car park into the spacious courtyard and garden area on the south side of the buildings. Several terraces offer seating areas that all have splendid views over the rolling hills of the Langhe. Beside the second building is a cozy portico with a large table and benches, and beyond that is the well-kept pool. The pool measures 9 x 4 meters and features an electrically-operated winter cover plus a terrace with an outdoor shower, sun loungers and umbrellas.

Our personal opinion: a very interesting property with vineyard views and a wonderful location. The new owner could easily continue the existing, well-established rental business: the season runs from Easter to early November, and the contact details of around 1,200 guests will be included in the sale.
