Just a short distance from the beautiful Roman spa town of Acqui Terme, this superb property benefits from stunning views over the Ligurian mountains to the South. The south-facing grounds extend to about 3.8 Ha (9.5 acres) in total and include a mature landscaped garden, a spacious courtyard, a swimming pool, a vineyard and some woodland. The location is very private and secluded, without being remote: the centre of Acqui Terme, with its excellent shopping facilities, hotels, bars, restaurants, markets and spa facilities, can be reached by car in 10 minutes. In the direction of Alessandria the motorway / freeway / autostrada can be reached by car in 25 minutes. The international airports of Milan, Turin and Genoa can all be reached by road within 90 minutes, and the beaches of the Italian Riviera are only a 45 minute drive away.
Approached from a quiet country lane, a gated private driveway leads to a spacious courtyard and to the L-shaped stone house. About 200 years old, the house has been renovated and transformed into an elegant country residence: it includes 5 bedrooms, 3 bathrooms, a beautiful country kitchen, a spacious living room, a games room, a pool room and a cantina/wine cellar that a new owner could use for wine production cellar if desired.
The 1990's renovation included a new roof and the installation of central heating, hand-made terracotta floor tiles, new internal and external doors, new double-glazed windows, and a 10m x 5m swimming pool. The exterior of the house was painted in 2011; most of the high-quality antique furnishings are to be included in the sale.
The main door opens from the courtyard to a small entrance hall, from where stairs lead to the accommodation on the first floor. On the ground floor there is a very spacious live-in country kitchen including fitted appliances including cooker, oven, dishwasher and fridge. The kitchen features an open fireplace and a beautiful, renovated vaulted brick ceiling that gives the room a lot of character. A door leads from the kitchen to the garden, and a second door leads to a pergola at the back of the house - a favourite shaded al fresco dining area, with beautiful views.
Adjacent to the kitchen, the spacious living room also has its original vaulted brick ceiling and an open fireplace. From here there is access to small, cool room used for wine storage.
The ground floor also includes a guest suite - with a spacious bathroom, a dressing room and a double bedroom - a laundry room with a door leading to the garden, and a storage room which houses the swimming pool pump and the gas boiler. A door at the end of the first floor corridor leads to a games room with a pool table and a stylish pool lounge with double doors leading to an outside portico and the rectangular swimming pool (5m x 10m). The swimming pool can also be reached via stairs from the garden.
Stairs lead from the entrance hall to a landing and a corridor. Off this corridor are 4 spacious double bedrooms, each decorated in a different colour scheme, and all enjoying a stunning view over the garden, the vineyard and the open countryside to the south. One of the bedrooms has an open fireplace and an adjoining small sitting room. The first floor also has a shower room and a spacious bathroom with a stylish free-standing bath tub.
The Antique Cantina / Wine Cellar under the house is accessed from the courtyard: it has beautiful stone-vaulted ceilings in their original condition.
Services: Mains and well-drawn water, gas-fired central heating, mains electricity, alarm system.
The landscaped garden surrounding the house and the courtyard are enclosed by a fence, beyond which are located the remaining grounds and the vineyard. A special feature of the beautiful garden is a 300 year-old oak tree, which provides welcome shade during the summer: the garden also features a manicured lawn-area with an irrigation system fed with well water, and ornamental flower beds that are well-stocked with roses, shrubs and smaller trees.
The well-maintained vineyard was replanted in 2003 and measures 10,000 sq.m (1 Ha) in total, of which 7,500 sq.m are planted with Barbera DOC vines and 2,500 sq.m are planted with Merlot DOC vines. It is currently tended by a neighbouring farming couple, who also take care of the garden and the house. The current owner sends his grapes to a well-reputed local winemaker to make wine under his own label. These arrangements can all be continued or cancelled, as required.
Our personal opinion: A superb property in an excellent location, with lots of privacy and beautiful views. The house has been renovated to the highest standards, and is stylishly furnished: the new owner can move in with only a suitcase.
