High in the hills overlooking the elegant spa town of Acqui Terme, this charming property is located with endless views over the Langhe Astigiana and the Ligurian Alps to the south. In total the estate extends to about 5 hectares (50,000 sq m) including a generously-proportioned 20th century country villa that is attached to a mid-19th century stone farmhouse. Acqui Terme, a Roman-era spa town with hot springs, hotels, excellent shopping, a lively cultural life and excellent restaurants is about 10 minutes away by car.

The motorway / freeway / autostrada can be reached in 30 minutes; the international airports of Milan, Turin and Genoa, as well as the beaches of the Riviera, in about 60 to 90 minutes.
The Country Villa
The villa has stunning views to the south, lots of light, and high, airy rooms: it also has well-insulated cavity walls, and is fitted with central heating.
Accessed from a sunny terrace, the main entrance leads into a small entrance hall - from here there is a door into the large, cozy country kitchen. Opposite the kitchen is an intimate south-facing living room with a stylish fireplace. The rear of the ground floor is a large working area that houses the boiler and a guest WC.
The First Floor has two spacious double bedrooms, a large bathroom, a long balcony with fine views to the south, and a large terrace to the rear of the house. The terrace can be converted into additional internal space if required.
The Guest House
This classic south Piedmontese farmhouse was acquired about ten years ago by the current owners, and sensitively renovated so that the original features were retained. The resulting house is full of charm, and makes optimal use of the available space. The renovation included the roof, the windows, the doors, the floors, the electrical system, the plumbing, and the creation of new bathrooms.
Today the house has four bedrooms, three of which have en-suite bathrooms. They all have a magnificent views over the countryside. The guests also enjoy the use of a comfortable tarverna, a kitchen, an open loggia and a terrace.
The Ground Floor includes another cozy country kitchen, currently used for serving breakfast to the B&B guests, plus a double bedroom with a bathroom. The beautiful wine cellar, used for wine tastings, can be accessed only from outside. There is also a covered terrace, an open garage and an antique well.
Two separate stairways connect the ground and first floors. The first floor has two guest bedrooms, each with a private bathroom. The third room can be used either as a lounge or as an extra bedroom. Also on the first floor, accessible via one of the guest rooms or via an outside staircase, is the former hayloft that has been converted into an open loggia.
The Outbuilding
The ground floor has one large room used as a store room, plus a separate wood storage room. A covered exterior staircase leads to the first floor where there is a further large guest room with a modern private bathroom. The guest room has a beautiful view over the vineyards to the south.

Garden & Grounds
Various trees, shrubs and flowers beds line the large courtyard in front of the house. Just off the entrance to the courtyard is covered parking for one vehicle, and there are other parking spaces at the other end of the courtyard. Below the courtyard is a large meadow, with several cultivated fruit trees, that would make a great spot for a swimming pool.
The meadow was once a vineyard, which could be re-planted if the new owner wished.
Our personal opinion: A cozy, feel-good property with spacious accommodation - great if you want to go into the hospitality business, or just have lots of family or friends!
